Accessory dwelling units require a specific use permit in SF-R and SF-1, and are permitted by right in the T-1 through T-4 and OT-3, OT-4R, and OT-4T transect zones (UDC 10.306.5.2). Conditions: one ADU per lot; host lot at least 7,800 sq. ft.; the unit must attach to the rear of the main house or be incorporated into a detached garage without removing its parking (full garage conversion is prohibited); floor area 400 to 800 sq. ft., or 400 sq. ft. up to 33 percent of the host living area, whichever is smaller; separate outdoor entrance oriented to the side or rear; no RVs, mobile homes, or shipping containers (UDC 10.306.5.3).
