Can I add an accessory dwelling unit?

Yes, on any lot zoned for a detached dwelling (RR, SR, NR, NCR, MXR), Holly Springs permits an Accessory Dwelling Unit (ADU) as an accessory use, no Special Use Permit or rezoning required (Sec. 3.4.2.C). The ADU may have no more than 2 bedrooms, and its gross floor area cannot exceed 50 percent of the primary dwelling's finished floor area or 1,000 square feet, whichever is less. It must sit to the side or rear of the primary dwelling, match the primary dwelling's architectural style and materials, and provide 1 off-street parking space unless on-street parking is approved. ADUs can connect to the primary dwelling's utilities without a separate meter, and manufactured homes or trailers cannot be used as an ADU (except a Temporary Family Health Care Structure under the separate provisions of Sec. 3.4.2.C.8). ADUs are exempt from the district's density cap. Confirm zoning district and any HOA or subdivision restriction with Development Services before applying.
