Accessory Dwelling Units (ADUs) are a permitted accessory use on any lot zoned for a detached dwelling (RR, SR, NR, NCR, MXR), subject to: no more than 2 bedrooms; gross floor area no greater than 50 percent of the primary dwelling's finished floor area or 1,000 square feet, whichever is less; located to the side or rear of the primary dwelling and meeting accessory-structure setbacks; architectural style and materials compatible with the primary dwelling; may connect to the primary dwelling's water, sewer, and electric without a separate meter; and 1 off-street parking space required unless on-street parking is approved. ADUs are exempt from the district's density limitations. Manufactured homes, mobile homes, campers, trailers, and similar vehicles may not be used as an ADU, except as a Temporary Family Health Care Structure under the separate standards in Sec. 3.4.2.C.8.
