Can I add an accessory dwelling unit?

Yes, in most single-family districts. Goodyear allows one attached and one detached Accessory Dwelling Unit per single-family lot, following Arizona's statewide ADU statute (A.R.S. Sec. 9-461.18), most recently updated in the zoning ordinance by Ord. 25-1642 (Dec. 15, 2025). Side and rear ADU setbacks are 5 feet; front setback, lot coverage, building frontage, and height match the principal home, though the ADU's exterior design, roof pitch, and finish materials may differ from the main house under state law. Maximum ADU size is the lesser of 75 percent of the principal dwelling's floor area or 1,000 square feet. A lot of 1 acre or larger may add one more detached ADU as a deed-restricted affordable unit. ADUs are not allowed on lots near a military airport (an outright exclusion, no noise threshold) or on lots near a public, FAA-licensed, or general aviation airport with noise over 65 decibels, and a lot cannot have both an ADU and a casita. Separately, Goodyear's Middle Housing Overlay (Art. 9-3, also adopted Dec. 15, 2025) allows duplexes, triplexes, fourplexes, and townhomes as a permitted use on single-family lots within one mile of the city's Middle Housing Central Business District, following state law A.R.S.
