Goodyear permits one attached and one detached Accessory Dwelling Unit on single-family lots, consistent with Arizona's statewide ADU statute, A.R.S. Sec. 9-461.18 (Am. Ord. 25-1642, passed 12-15-25). An ADU may deviate from the main house's exterior design, roof pitch, or finish materials per state law (Sec. 8-2-C-1-d). Side and rear ADU setbacks are 5 feet; front and street setback, lot coverage, building frontage, and height match the principal dwelling (Sec. 8-2-C-1-e, f). Maximum ADU size is the lesser of 75 percent of the principal dwelling's gross floor area or 1,000 square feet (Sec. 8-2-C-1-h). ADUs are not permitted on lots in the vicinity of a military airport or ancillary military facility (no noise threshold applies to this military exclusion), or on lots in the vicinity of a public, FAA-licensed, or general aviation airport with a noise level over 65 decibels (Sec. 8-2-C-1-b). A lot of 1 acre or more may add one additional detached ADU as a deed-restricted Restricted-Affordable Dwelling Unit (Sec. 8-2-C-1-i). No casita may be built on a lot that already has an ADU (Sec. 8-2-A-1-a-4).
