Can I add an accessory dwelling unit?

Frisco allows a Garage Apartment or Guest House as an incidental accessory use on the same lot as a main dwelling. A garage apartment is a dwelling unit attached to a garage, above it or at the same level (including via an open breezeway), where the main structure is detached and owner-occupied. It may be rented, including as a short-term rental, as long as the main dwelling stays owner-occupied; that owner-occupancy condition does not go away just because the rental is short-term. Which specific residential districts allow this by right versus which require a Specific Use Permit, and the exact size and setback caps, are set in Sec. 4.06 and district-specific provisions that were not fully retrieved this session; treat the district-by-district allowance as review-gated rather than assumed. Confirm the current rules and any short-term rental registration requirement with Frisco Planning and Zoning at 972-292-5301 before acting. This pack covers incorporated Frisco only.
