Frisco's zoning ordinance permits a Garage Apartment or Guest House as an incidental accessory use on the same lot or tract as the main dwelling. A garage apartment is a dwelling unit attached to a garage (above the garage or on the same level, including where connected to the main structure by an open breezeway), where the main structure is detached and owner-occupied. A Garage Apartment or Guest House may be rented or offered for rent, including as a short-term rental, provided the main dwelling unit remains owner-occupied; this owner-occupancy condition applies regardless of rental term. The Sec. 3.02.01 Use Chart (fetched directly this session) marks both "Garage Apartment" and "Guest House" as Permitted (P) by right in AG, RE, SF-16, SF-12.5, SF-10, SF-8.5, SF-7, and OTR, and as not permitted (blank cell) in PH, 2F, TH, MF-15, MF-19, and MH. This resolves the prior district-by-district gap; the exact numeric size and setback limits for a garage apartment or guest house structure itself were not independently re-fetched this session and remain review-gated.
