Can I add an accessory dwelling unit in Forney?
In most Forney residential districts, no. The Sec. 37.2 Use Chart marks "Accessory Dwelling" permitted (P) only in AG, R1, SF-20 and SF-15. Where allowed, the accessory dwelling must sit to the rear of and separate from the main house, stay in the same family's use, be built of matching exterior materials once over 225 square feet, and can never be sold or sublet separately from the main property (Sec. 40.3). In other residential districts, an accessory dwelling, garage apartment, or caretaker's quarters may only be occupied by a bona fide caretaker, servant, farm worker, guest, or family member (never a separate tenant), is limited to one per lot, and must meet the district's height limit (Sec. 40.4). SF-11, SF-8, SF-6, SF-PH, 2F, SFA and MH are not marked permitted for a stand-alone accessory dwelling in the Sec. 37.2 chart. This pack covers incorporated Forney only; the ETJ and unincorporated Kaufman County have no municipal zoning.
