Accessory dwelling units in Forney, TX

What the Forney zoning ordinance says about accessory dwelling units, district by district. Section numbers link to the official ordinance.

All districts

In AG, SF-20 and SF-15, an accessory dwelling unit is allowed as an incidental use of a building on the same lot as the main dwelling, occupied by the same immediate family, built to the rear of and separate from the main dwelling, and never sold or sublet separately (Sec. 40.3). The Sec. 37.2 Use Chart also marks "Accessory Dwelling" permitted (P) in R1 in addition to AG, SF-20 and SF-15; it is not marked permitted in any other residential district. In other residential districts where an accessory dwelling or garage/caretaker's quarters is allowed under the specific district's use chart entry, it must conform to the district's height limit, may only be occupied by a bona fide caretaker, servant, farm worker, guest, or family member (never leased separately), and only one accessory dwelling unit is allowed per lot (Sec. 40.4).
