Can I add an accessory dwelling unit?

Only in three districts, and only as a conditional use: ADUs are allowed with conditions in DR, ES, and SR, and prohibited in SU, UR, MF, and every nonresidential and mixed use district (Table 11.02.063). The standards in Sec. 11.04.032 are strict: the ADU must be owned with the principal dwelling and cannot be rented, sublet, or sold separately; it shares the address and mailbox; attached units must be 200 square feet up to the lesser of 25 percent of the home's cooled floor area or 400 square feet; detached units must be 400 to 600 square feet of first-floor area (650 gross), in the rear yard only, not visible from the street, and not a garage conversion or metal or prefabricated building; and one added parking space is required in the side or rear yard. Verify your district on the zoning map and talk to the Planning Division at 512-401-5100 before designing anything.
