Accessory dwelling units are a conditional use only in the DR, ES, and SR districts (Table 11.02.063). Sec. 11.04.032 requires common ownership with the principal dwelling, bans separate rental or sale and separate utility meters, limits attached ADUs to between 200 square feet and the lesser of 25 percent of the principal dwelling's cooled floor area or 400 square feet, limits detached ADUs to 400 to 600 square feet of first-floor area (650 gross) in the rear yard only, prohibits ADUs in detached garage conversions and in metal or prefabricated buildings, and requires one additional parking space in the side or rear yard.
