Can I add an accessory dwelling unit?
Yes, in most residential districts. Table 19: Use Table lists Accessory Dwelling Unit as permitted in AG and all seven single-family districts (SF-20.0 through SF-6.0), in Mixed-Density Residential (MD), and in the Downtown Neighborhood (ND) zone; it is not listed as permitted in Multi-Family Residential (MF), C-1, C-2, Mixed-Use (MU), or the Downtown Core (CE) zone. A detached ADU must sit at the rear of the lot, meet the base district's setbacks, not exceed the height of the primary dwelling, measure between 500 and 1,000 gross square feet, connect its utilities to the primary dwelling, and the property owner must occupy either the primary dwelling or the ADU as a permanent residence (Sec. 9.04.038(e)(1)). Start by confirming your zoning district with the Development Services Department at 972-924-2616. This pack covers incorporated Anna city limits only; ETJ and unincorporated Collin County land have no municipal zoning.
