Can I add a guest house or accessory dwelling unit?
Prosper's UDC does not use the term accessory dwelling unit; it regulates a guest house instead. A detached guest house is permitted as an accessory residential use only on a lot or tract of at least 1 acre in the Agricultural and Single Family districts (UDC 2.07.D.23.a). It must sit at least 10 feet behind the primary structure's rear wall, meet the same rear and side setbacks as the primary dwelling, never exceed the primary dwelling's height, share the same utility meters, and match the primary dwelling's exterior materials. Only one guest house per lot is allowed, it cannot be rented, leased, or sold apart from the primary dwelling, and its total area is capped at 50 percent of the primary dwelling's area and never more than 2,000 square feet (UDC 2.07.D.23.a to n).
