Prosper's UDC does not use the term accessory dwelling unit; the closest equivalent is a guest house, permitted as an accessory residential use in the Agricultural and Single Family districts on a lot or tract of at least 1 acre if detached (UDC 2.07.D.23.a). A detached guest house must sit behind the primary structure at least 10 feet from its rear wall, meet the same rear and side setbacks as the primary dwelling, not exceed the primary dwelling's height, share its utility meters, and match its exterior materials. Only one guest house per lot is allowed, it cannot be rented, leased, or sold separately from the primary dwelling, and its total area (including garage, patios, and enclosed storage) is capped at 50 percent of the primary dwelling area and never more than 2,000 square feet (UDC 2.07.D.23.a to n).
