What the Orion Township zoning ordinance says about setbacks, district by district. Section numbers link to the official ordinance.

SF — Suburban Farms

Front: 40 feet. Each side: 20 feet. Rear: 40 feet (Section 5.04).

Two footnotes change these numbers. Where two or more existing houses on the same block or within 300 feet sit closer than 40 feet, a new house must match the average of those existing front setbacks, no closer and no farther (Section 5.04, footnote). Where a garage door faces a side lot line, that side setback grows to 30 feet (Section 5.04, footnote).

Projections (Section 27.03.C): eaves and gutters may project up to 3 feet into front and rear yards and 18 inches into side yards; open paved terraces up to 3 feet above grade may project 10 feet into the front yard; decks in the rear yard must stay 20 feet from the rear lot line, 20 feet from a lake shoreline, and 10 feet from a regulated wetland, with the surface no more than 14 feet above ground.

SE — Suburban Estates

Front: 40 feet. Each side: 20 feet. Rear: 40 feet (Section 5.04). The front setback averaging rule and the 30 foot side setback where a garage door faces a side lot line both apply (Section 5.04, footnotes). Projections into required yards follow Section 27.03.C, including the 20 foot rear line and shoreline standoffs for decks.

SR — Suburban Ranch

Front: 40 feet. Each side: 20 feet. Rear: 40 feet (Section 5.04). The front setback averaging rule and the 30 foot side setback where a garage door faces a side lot line both apply (Section 5.04, footnotes). Projections into required yards follow Section 27.03.C.

R-1 — Single Family Residential (R-1)

Front: 40 feet. Each side: 10 feet. Rear: 35 feet (Section 6.04).

R-3 — Single Family Residential (R-3)

Front: 30 feet. Each side: 10 feet. Rear: 35 feet (Section 6.04). The front setback averaging rule and the 30 foot side setback where a garage door faces a side lot line both apply (Section 6.04, footnotes). Projections into required yards follow Section 27.03.C.

RM-1 — Multiple Family Residential (RM-1)

Buildings sit at least 100 feet from the front perimeter and 50 feet from all other perimeter lines (Section 7.04.E.1). Side and rear setbacks rise to 75 feet along property lines that abut a single-family district or one-family units not separated by a major thoroughfare or collector street (Section 7.04.E.2).

Buildings on the same site keep 70 feet front-to-front or front-to-rear, 30 feet end to end, and 50 feet end to front or rear (Section 7.04.E.3). Parking and drives stay 20 feet from abutting single-family districts, 35 feet from a public street right-of-way, and 20 feet from any residential building wall (Section 7.04.F).

RM-2 — Multiple Family Residential (RM-2)

Same as RM-1: 100 feet from the front perimeter, 50 feet from other perimeter lines, rising to 75 feet along unbuffered single-family boundaries, with the same building spacing and parking setback rules (Section 7.04.E; Section 7.04.F).

MHP — Mobile Home Park

The park as a whole keeps 50 foot front, side, and rear setbacks; an individual mobile home site keeps 15 feet front, 20 feet each side, and 25 feet rear (Article XXVI).

OP — Office & Professional

Front: 30 feet. Rear: 30 feet. Each side: 20 feet (Section 9.04). Parking and driveways stay 30 feet from property lines abutting residential or recreational property and 20 feet from commercial, office, or industrial lines; the Planning Commission can reduce the non-residential parking setback where landscaping intent is met (Section 9.03.C).

A landscaped greenbelt of 20 feet, or 30 feet next to residential or recreational property, runs along the district perimeter (Section 9.03.D). Within the Lapeer Road Overlay Zone, front setbacks rise to 50 feet, and buildings over 25 feet tall need 30 foot side and 40 foot rear setbacks (Section 9.04, footnote).

RB — Restricted Business

Front: 20 feet. Rear: 20 feet. Each side: 15 feet (Section 11.04). Parking and driveways stay 30 feet from residential or recreational property lines and 20 feet from commercial or industrial lines (Section 11.03.C.4). A landscaped greenbelt of 20 feet, or 30 feet next to residential or recreational property, runs along the district perimeter (Section 11.03.D.2).

GB — General Business

Front: 30 feet. Rear: 30 feet. Each side: 20 feet (Section 14.04). Parking and driveways stay 30 feet from residential or recreational property lines and 20 feet from commercial, office, or industrial lines; the Planning Commission can reduce the non-residential figure where the landscape plan meets the ordinance intent (Section 14.03.C).

A landscaped greenbelt of 20 feet, or 30 feet where the parcel abuts residential or recreational property, runs along the district perimeter, and parking areas must be screened from adjoining residential property with berms, walls, or evergreens (Section 14.03.D). Trash enclosures belong in the rear yard and should not sit next to residential property (Section 14.03.I).

LI — Limited Industrial

Front: 50 feet. Each side: 25 feet. Rear: 25 feet (Section 16.04; Article XXVI). In the Lapeer Road Overlay District, a building over 40 feet tall needs 35 foot side and rear setbacks (Section 16.04, footnote). Parking and driveways stay 20 feet from property lines generally, rising to 50 feet where the parcel abuts residentially or recreationally zoned or used property (Section 16.03.C.3).

IP — Industrial Park
