Home occupations are permitted in any residential dwelling under Section 27.02.B:
- The business must be clearly incidental to the residence and may occupy at most 30 percent of the dwelling's floor area.
- At most one non-resident employee may work at the residence at any given time, and the resident must supply that employee's name and address to the township (Section 27.02.B.10).
- Client, employee, and delivery traffic may add at most two additional vehicles at a time, and none of it may occur before 6 a.m. or after 8 p.m. (Section 27.02.B.5).
- No outdoor display or storage, no change to the home's residential appearance, no equipment that changes the structure's fire rating, and no unusual utility loads (Section 27.02.B.2, 3, 6, 7).
- One non-illuminated nameplate up to 1 square foot, flat against the wall (Section 27.02.B.8).
- Products whose production, manufacture, storage, or distribution is regulated by state, county, or federal law may not be produced, made, stored, or distributed at the residence (Section 27.02.B.11 to 14).
Note that home occupations must be conducted in the dwelling; accessory buildings may not be used for commercial operations other than home occupations as defined in Article II (Section 27.02.A.7). How far a garage-based operation can go is a township interpretation call, so confirm before you build the workshop.
