Home occupations are a limited use in the conventional residential, neighborhood density, and CD-2 through CD-4 districts under the Land Use Matrix. Key standards in Sec. 5.1.3.4: no change to the residential character or exterior appearance, floor area capped at 20 percent of the dwelling plus accessory buildings and never more than 600 square feet, at most one non-household employee, one business vehicle of one ton capacity or less parked behind the front building line, outdoor activity hours 8 a.m. to 6 p.m. and indoor 8 a.m. to 10 p.m., no outside storage or display, one flush mounted sign up to two square feet, and no on premises retail except items made or assembled on site. The section lists allowed occupations (offices, instruction limited to two pupils, home crafts, registered family homes, single customer barber or beauty service) and prohibited ones (animal clinics, restaurants, vehicle repair, funeral homes, and similar). Legacy districts use the home occupation provisions in Chapter 9 Article 3. Confirm the current code text, any overlay or historic district, and any planned development or regulating plan conditions with the San Marcos Planning Division before relying on this cell.
