An accessory dwelling unit is a listed accessory structure (Sec. 5.1.3.1). Where the Land Use Matrix shows ADU as a limited use (for example FD, SF-R, SF-6, SF-4.5, ND-3, ND-3.2, ND-3.5, CD-2.5, and CD-3) three standards apply: the owner must maintain their primary residence on the lot, only one ADU may exist on the lot, and the habitable area may not exceed the lesser of 1,000 square feet or half the habitable area of the principal dwelling. ADU is a permitted use in ND-4, N-CM, CD-2, CD-4, CD-5, and CD-5D, and is not allowed in CD-1 or the special districts. One parking space per ADU is required (Table 7.1). An ADU counts as an independent unit for occupancy restrictions.
