All districts

An accessory building in a residential district must be similar in appearance and character to the primary dwelling and cannot include commercial use or short-term rental (UDC 2.13.A). Side yard is at least 3 feet from a side lot line if separated from the main building by 10 feet or more (otherwise the main building's side setback applies), and at least 15 feet if adjacent to a side street (UDC 2.13.C.2.b). Rear yard is at least 3 feet from a rear or alley lot line if 10 feet or more from the main building, or 10 feet if no alley exists (UDC 2.13.C.3). An accessory building or detached garage can never exceed the height of the primary dwelling, and one larger than 160 square feet must sit at least 10 feet behind the primary structure's rear wall (UDC 2.14.O.2 to 3). A Specific Use Permit is required if the accessory building is larger than the primary dwelling, exceeds 7 percent of the lot area, or exceeds 4,000 square feet (UDC 2.14.O.4).
