Signs in Melissa, TX

What the Melissa zoning ordinance says about signs, district by district. Section numbers link to the official ordinance.

CC/O — Commercial Corridor Overlay District

The CC/O layers enhanced design, appearance, landscaping, sign, utility, lighting, fence and screening standards along US Highway 75 and the Collin County Outer Loop, on top of the underlying base district (Sec. 18(D)). Cemeteries in the CC/O must be screened by an approved fence such as a 4 foot ornamental metal fence with masonry columns every 30 feet. Exact dimensional deviations from the base district in the CC/O are review-gated; confirm the cited section text before acting.

All districts

Sign permits are required for most permanent sign types (awning signs, canopy signs, monument signs and others), each with its own time, place and manner conditions in Sec. 3.1009. As one example, an individual monument sign (MIS-1) is capped at 60 square feet including its required masonry border and 8 feet in height, with a minimum 15 foot front setback and a side or rear setback equal to the sign's height, one per street frontage, in non-residential districts and specific institutional or multi-family uses. A residential real estate sign (a homeowner's own for-sale or for-lease stake sign) does not need a permit at all under Sec. 3.1010: capped at 6 square feet and 4 feet in height, one per lot, set back at least 10 feet from the street pavement. Commercial real estate signs, charity or civic event signs, and other temporary categories in Sec. 3.1009 have their own separate size and duration limits. Confirm the specific sign type and district before acting.
