Melissa's ordinance does not use the term accessory dwelling unit. The closest equivalents are Garage Apartment (a dwelling unit built with a garage when the main structure is an owner-occupied detached dwelling) and Guest House (an accessory building housing the owner's guests, never rented, Sec. 31). Per the Schedule of Uses, Garage Apartments require a Specific Use Permit in SF-1, SF-2, SF-3 and the Downtown Overlay District's Transition Mixed Use zone (DOD TMU); Guest Houses require a Specific Use Permit in SF-1 and SF-2 only; Cottages (single-family residences clustered around a common courtyard) require a Specific Use Permit in SF-3 and DOD TMU only. None of the three is a use permitted by right in any base district, and none is permitted at all (by right or SUP) in TH or PD.
