On any Lakefront-zoned property that shares a lot line with a single-family zoned property, a minimum 20-foot setback applies from that property line (Sec. 106.04.02, Division 3(e)(1)). The Article III nonresidential comparison table separately lists, for the LF column: minimum front yard 20 feet, maximum front yard 100 feet, no minimum side or rear yard except 20 feet side and 40 feet rear when adjacent to residential, and minimum lot area 1 acre (Article III, Table B). Continuous building frontage, build-to lines, and block-face rules in Sec. 106.04.02 Division 3 further constrain siting and are not reduced to a single setback table here.
A Lakefront Residential Overlay District (Sec. 106.04.06, Ord. No. 1437, adopted Dec. 19, 2017) applies to A-1, A-2, and SF-4 zoned residential lots surrounding the Lakefront District core. It modifies the base district's area, yard, and bulk rules: on lots in a defined subdivision boundary, 80-foot-or-greater lots may be subdivided into two 40-foot center-loaded lots with a 5-foot side yard setback, and "gifts to the street" (porches, stoops, bay windows, and similar features) may project up to 10 feet into the 25-foot front yard setback. Redevelopment also goes through a Lakefront Residential Architectural Design Review Committee for style approval. This pack was not independently verifying against A-1/A-2/SF-4 parcels for this overlay; confirm with Development Services whether a specific property sits inside the overlay boundary (exhibit A to the adopting ordinance) before relying on the base A-1/A-2/SF-4 dimensional tables alone.
