Art. IV, sec. 6 permits one accessory dwelling per lot in residential or industrial districts. It must be architecturally and physically integrated with the primary structure or built to the rear of it, built only under a Building Permit and out of the same or better materials as the main structure, cannot be sold separately, and must share the primary structure's setbacks (or the garage's, if attached to it). It cannot exist without the primary structure and either the principal or accessory unit must be owner-occupied. Living area is capped between 400 sq ft minimum and 900 sq ft maximum (or 40% of the primary dwelling's gross living area, whichever is greater), and maximum height is 2 stories or 30 ft. At least 1 parking space is required per accessory dwelling unit (not to exceed 4 total off-street spaces per single-family lot), and a separate water and sewer tap (with associated LUE and impact-fee obligations) is required for each unit.
