Garages, sheds, and accessory structures in Leander, TX

What the Leander zoning ordinance says about garages, sheds, and accessory structures, district by district. Section numbers link to the official ordinance.

All districts

Art. IV, sec. 5 sets citywide accessory building/structure standards. In residential districts an accessory building/structure is incidental to and not used commercially or rented; an enclosed garage counts as part of the primary structure even if detached, and (in residential districts) so does a covered patio or porch. Enclosed accessory buildings are barred in front of or to the side of the main building; otherwise they share the primary building's setbacks, except the rear setback for an accessory building/structure in a single-family or two-family district may drop to 5 ft (with exceptions), and any accessory structure must sit at least 3 ft from another structure on the property. No accessory building/structure may exceed one story or 15 ft in height, except in an SFR or nonresidential district where the cap rises to 28 ft (SFR barns/stables are separately capped at 28 ft to the roof peak, set back at least 25 ft from a property line and 100 ft from an existing residence on adjacent property). Accessory buildings/structures cannot exist without a main building or primary use already in place. Confirm the district, site component, and current art. IV, sec. 5 text with the Leander Planning Department before acting.
