All districts

UDC Section 5.02.020.B permits an accessory dwelling unit (ADU) as a subordinate use limited to 25 percent of the primary dwelling unit's square footage, requires a minimum of three on-site parking spaces (two for the primary residence plus one for the ADU), and requires the ADU to remain on the same electric and water meters as the primary residence; rental is limited to owner-occupied properties. In the AG, RE, RL, RS, and MU-DT districts an ADU additionally requires a Special Use Permit under Section 3.07. An ADU may be permitted by right as part of a Housing Diversity Development under Section 6.07.020 without the 25 percent or Special Use Permit limitations. Accessory structures without a kitchen (guest houses, pool houses) are not treated as ADUs and do not need a Special Use Permit.
