Garages, sheds, and accessory structures in Frisco, TX

What the Frisco zoning ordinance says about garages, sheds, and accessory structures, district by district. Section numbers link to the official ordinance.

MH — Manufactured Home

In the MH district, no carport, garage, storage structure, office, caretaker's dwelling, laundry house, or other permitted accessory structure may be located closer than 10 feet to any side or rear property line. These accessory structures are also subject to the front yard setback requirement of the primary structure (Sec. 4.06.04(D), confirmed by direct fetch this session). Other residential districts (all except MF and MH) use the Figure 4.06.04.1 accessory structure regulation table (Sec. 4.06.04(E)), which generally follows the main structure's required yards unless the ordinance states otherwise; Figure 4.06.04.1 itself is embedded as a scanned image/graphic on the eCode360 page rather than as machine-readable text, so its exact numeric grid could not be extracted this session and remains review-gated. Confirm the cited figure and section text before acting.

All districts

In residential districts other than MF and MH, accessory structure setbacks generally match the main structure's required yards, per Figure 4.06.04.1 (Accessory Structure Regulations in All Residential Districts Except MF and MH Zoning Districts), with limited exceptions stated in that figure. In nonresidential districts, accessory structures may not be located in required front, side, or rear yards (Sec. 4.06.04(F)(2), confirmed by direct fetch this session), may not cover more than 15 percent of the lot area, and do not count toward lot coverage; support columns for structures covering parking spaces must sit at the front or back of the parking space so they do not impede a vehicle door. Only one main building for single-family and two-family use, with permitted accessory buildings, may be located on a lot or unplatted tract. Accessory structures may not be used for commercial purposes in residential districts. This session fetched the Sec. 4.06 page directly, but Figure 4.06.04.1 itself is embedded on the eCode360 page as a scanned image/graphic rather than machine-readable text, so its exact numeric setback and size grid remains review-gated even after direct fetch; a Building Permit is required before placing or constructing an accessory structure, per the city's own FAQ guidance. Confirm the cited figure and section text before acting.
