SF-R — Single-Family Residential Detached

Minimum 2 garage spaces and 2 additional parking spaces per unit (Sec. 14.02.203, Table 2A). Lots less than 60 feet wide must use a rear-entry, alley-loaded garage; front-loading garages are allowed only on lots 60 feet or wider (Sec. 14.02.201(c)(3)). Required parking must be on the same lot as the use it serves, and heavy load vehicles may not be stored in a required parking space or garage (Sec. 14.04.402).

SF-A — Single-Family Residential Attached

Minimum 2 garage spaces per unit (Sec. 14.02.204, Table 3), rear-entry and off-street within the garage. Each unit needs a minimum of 2 enclosed parking spaces plus one-half additional space for overflow and visitor parking citywide (Sec. 14.04.403). On-street parallel or angled parking along the curb does not count toward the minimum but may satisfy the visitor parking ratio (Sec. 14.02.204(d)(2)).

MF-1 — Multi-Family, Garden Style

Overall minimum 1.8 spaces per dwelling unit, with per-unit-size ratios of 1.5 spaces for studio and 1-bedroom units, 2.0 for 2-bedroom, and 2.5 for 3+ bedroom units. At least 10 percent of parking must be enclosed or structured. No garage doors may face a public street, and no covered parking or detached garage may sit between a building and a public street.

MF-2 — Multi-Family, Urban Edge

Overall minimum 1.8 spaces per dwelling unit, per-unit-size ratios of 1.5 (studio/1BR), 2.0 (2BR), 2.5 (3+ BR). MF-2 has no minimum percentage of enclosed or structured parking required (Sec. 14.02.301(c)(3)(v), Table 2B).

MF-3 — Multi-Family, Urban Living

Overall minimum 1.8 spaces per dwelling unit, per-unit-size ratios of 1.5 (studio/1BR), 2.0 (2BR), 2.5 (3+ BR). At least 75 percent of parking must be enclosed or structured (Sec. 14.02.301(c)(3)(v), Table 2B).

C — Commercial, Office, & Retail

Off-street parking is set citywide by the parking-per-land-use table (Sec. 14.04.405) rather than a fixed district ratio. Standard space 9 feet by 20 feet; parallel space 8 feet by 22 feet. Concrete construction is required for parking, maneuvering, and drive aisles (Sec. 14.04.401(c)(1)). No garage doors may face a public street for adjacent multi-family; head-in parking accessed directly from the street is prohibited for non-residential uses outside the Downtown district (Sec. 14.04.401(e)(4)).

All districts

Off-street parking is set citywide per land use in Sec. 14.04.405, not by a fixed per-district ratio (except for residential districts, which have their own tables). All vehicular use areas must be concrete per the Engineering Design Standards (Sec. 14.04.401(c)(1)). Standard space 9 feet by 20 feet; parallel 8 feet by 22 feet; stacking space 10 feet by 20 feet (Sec. 14.04.401(c)(2)). Single-family detached: minimum 2 garage plus 2 additional spaces per unit (Sec. 14.04.402). Single-family attached: minimum 2 enclosed plus 0.5 additional space per unit (Sec. 14.04.403).
