B-1 — Neighborhood Business (B-1) District

Minimum parking follows the Use Chart ratio for each use: for example 1 space per 300 square feet for retail, 1 per 400 for office and personal services, and 1 per 200 for restaurants. Spaces are at least 9 by 18 feet; electric vehicle spaces are required at 50 or more spaces (Sec. 2.09.03.B). Shared parking can reduce requirements up to 20 percent, and Alternative Compliance up to 30 percent (Secs. 2.09.03.C and 2.09.03.H).

B-2 — Arterial Business (B-2) District

Minimum parking follows the Use Chart ratio for each use: for example 1 space per 300 square feet for retail, 1 per 200 for supermarkets and restaurants, 1 per 400 for office, and 1.1 per guest room plus meeting space parking for full service hotels. Drive-thru uses need stacking spaces per Table 15 (for example five per restaurant order point, four per bank window). Spaces are at least 9 by 18 feet; shared parking and Alternative Compliance reductions are available (Sec. 2.09.03).

B-3 — Interstate-35 Business (B-3) District

Minimum parking follows the Use Chart ratio for each use: for example 1 space per 300 square feet for retail and big box, 1 per 200 for restaurants, 1 per 4 seats for cinemas, 1.1 per hotel guest room, and fueling bay spaces plus convenience store parking for gas stations. Stacking spaces per Table 15 apply to drive-thru lanes and car washes. Parking sub-lot, landscaping, and pedestrian walkway standards for large lots are in Sec. 2.09.03.E.

LI — Light Industrial (LI) District

Minimum parking follows the Use Chart ratio for each use: warehouse and industrial uses generally park at 1 space per 1,000 square feet of warehouse area plus 1 per 400 square feet of office area. Outside storage parks at 1 per 2,000 square feet of storage area. Spaces are at least 9 by 18 feet, and nonresidential lots must be curbed and paved (Sec. 2.09.03.B).

HI — Heavy Industrial (HI) District

Minimum parking follows the Use Chart ratio for each use: heavy industrial and warehouse uses generally park at 1 space per 1,000 square feet of warehouse or production area plus 1 per 400 square feet of office area; salvage yards add 1 per 2,000 square feet of yard. Spaces are at least 9 by 18 feet (Sec. 2.09.03.B.3).

All districts

Minimum off-street parking is set per use in the Use Chart's parking column (for example 2 spaces per single family dwelling, 1 per 300 square feet of retail, 1 per 400 of office, 1 per 200 of restaurant). Spaces must be at least 9 by 18 feet. Residential parking areas and driveways must be paved or finished permeable surface, with single family lots over one acre exempt except for a paved apron. Multi-family parking may not sit between the front facade and a public street. Electric vehicle spaces: one when 50 to 99 spaces are required, two at 100 or more. Shared parking agreements can cut requirements up to 20 percent, and Alternative Compliance up to 30 percent where public parking or bicycle and pedestrian access serves the site. Drive-thru and car wash uses need stacking spaces per Table 15; bicycle parking follows Table 16. In the Downtown Node, commercial uses are not subject to off-street parking requirements under the Form Based Code.
