Home-Based Businesses are permitted by right (P-18) in every residential district, in B-1 through B-3, and in the form districts; they are not listed in LI or HI. Conditions: the business must stay incidental to residential use and occupy no more than 500 square feet or 10 percent of the dwelling area, whichever is greater; it may operate in an accessory structure; no change to outside appearance, no signs on the property, no merchandise displayed for sale, no traffic beyond normal residential volumes, parking off street and outside the required front yard, and no noise, vibration, glare, fumes, odor, or electrical interference detectable off the lot. Beauty schools, beauty parlors, barber shops, vehicle repair, small or large engine repair, and boarding or rooming houses cannot be home-based businesses, and outside storage or display is prohibited.
