Accessory dwellings are permitted by right in AG and R-1 (P-2), require a Specific Use Permit in R-2, R-3, R-4, and R-5 (S-2), are not listed in R-MH, and are permitted in the F3 through F5H form districts (P-25). Conditions: not more than one accessory dwelling per lot; it may be rented or occupied by a guest; it must meet the setbacks of the principal dwelling. In R-2 the SUP is waived when the accessory dwelling sits at least 20 feet behind the front line of the primary structure on a lot at least 100 feet wide and at least 12,000 square feet. Parking is 1 space per unit, and Sec. 2.09.04.B.1 limits a lot to one accessory structure used as living quarters.
