AG — Agricultural

Single-family detached dwellings, manufactured homes, and mobile homes are permitted. Agriculture is permitted; feedlots, commercial stables, and religious land uses are permitted. Cemeteries and public athletic fields are permitted by right; private athletic fields, bed and breakfast facilities, and several infrastructure and radio/TV uses are allowed only with a specific use permit. SF-20.0 — Single-Family Residential (SF-20.0)

Single-family detached dwellings are permitted. Modular (industrialized) homes are permitted (Sec. 9.04.029(a)). Accessory dwelling units are permitted (Sec. 9.04.038(e)(1)) and home occupations are permitted (Sec. 9.04.038(e)(4)). MF — Multi-Family Residential

Multi-family dwellings, townhome units, and attached and two-family single-family dwellings are permitted. Single-Unit or Duplex Unit Parks require a specific use permit (Sec. 9.04.029(d)). Live-work units are permitted (Sec. 9.04.029(b)). Assisted living facilities, child care facilities, and several institutional uses require a specific use permit. C-1 — Local Commercial

Retail store, office, personal services, restaurant, financial institution, grocery store, and similar neighborhood-commercial uses are permitted. Bars (75 percent alcohol sales), commercial amusement, and hotels/motels require a specific use permit. Accessory dwelling units are not listed as permitted in C-1. C-2 — Regional Commercial

Big-box and anchor retail, shopping centers, grocery stores, restaurants, auto dealerships (with specific use permit), and similar large-format commercial uses are permitted. MU — Mixed-Use

Live-work units, single-family attached dwellings, two-family dwellings, and mixed-use development are permitted. Multi-family dwellings and single-unit/duplex unit parks require a specific use permit. Restaurants, retail, personal services, and offices are permitted. DT — Downtown

Live-work units are permitted in both zones. Multi-family dwellings require a specific use permit in Core (CE) and are permitted in Neighborhood (ND). Two-family dwellings are permitted in ND. Accessory dwelling units are permitted in the ND zone only (Sec. 9.04.038(e)(1)); home occupations are permitted in ND only (Sec. 9.04.038(e)(4)). Restaurants, retail, personal services, financial institutions, and offices are permitted in both zones. Bars (75 percent alcohol sales) are permitted in CE and require a specific use permit in ND. I-1 — Light Industrial

Light industrial and manufacturing, warehouse/distribution/wholesale, contractor's shop and storage yard, brewery/distillery, and commercial cleaning facility are permitted. I-2 — Heavy Industrial

Heavy industrial and manufacturing, truck stop and repair, solid waste facility/landfill, and salvage yard are permitted. Recycling facilities and solid waste transfer stations are permitted. The full use table is in Sec. 9.04.028.

THOR — Thoroughfare Overlay

THOR is an overlay, not a use district: it layers additional design and dimensional standards onto whatever base district applies (AG, SF, MD, MF, C-1, C-2, MU, I-1, or I-2) along US 75, White Street (FM 455), Powell Parkway (SH 5), Sam Rayburn Memorial Highway (SH 121), and the Collin County Outer Loop, within 500 feet of the right-of-way or to the back of abutting lots. The Downtown (DT) district is exempt from THOR (Sec. 9.04.025(d)). Confirm both the base district and whether the THOR overlay buffer applies to a specific parcel.

PD — Planned Development

Any use specified in a PD district's adopting ordinance is permitted in that district; size, location, appearance, and method of operation may be further restricted in that ordinance. PD applications must list all requested variances from the standard citywide requirements with justification (Sec. 9.04.026(d)(2)).
