Variances are heard by the Board of Zoning Appeals after a pre-application conference and a public hearing within 60 days of filing. The ordinance lists the subjects eligible for variances in Section 8.5.16.D, including floor area or floor area ratio, lot or building site width or area, impervious surface coverage, parking, signs, extension of a nonconforming use, vehicular lane dimensions, and historic reconstruction cases. Minor dimensional relief may instead qualify for an Administrative Adjustment by the Zoning Administrator under Section 8.5.8 (for example front setback relief on slopes over 10 percent under Section 4.3.4.A.2). Administrative decisions can be appealed under Section 8.5.17.
