What does R-1, R-2, or R-3 zoning mean in Rochester Hills?
R-1, R-2, and R-3 are one-family residential districts in Rochester Hills (§ 138-4.100, Table 3). They allow the same uses and differ mainly in lot size and yard dimensions.
What they allow: one-family detached dwellings, home occupations, accessory buildings, agriculture, and raising and keeping of animals are permitted by right. Uses such as day care centers and places of worship need conditional use approval from City Council. Two-family dwellings, retail, and offices are not permitted (§ 138-4.300, Table 4).
How they differ (§ 138-5.100, Table 6):
- R-1: 20,000 sq ft minimum lot, 100 ft wide, 40 ft front setback
- R-2: 15,000 sq ft, 100 ft wide, 40 ft front setback
- R-3: 12,000 sq ft, 90 ft wide, 30 ft front setback
Maximum height is 35 feet in R-1 and R-2 and 30 feet in R-3 (§ 138-5.100, Table 6).
