ZoningVerdict

What is the minimum lot size for my zoning district?

It depends on the district. From the Town's Table - Dimensions & Standards (LDO Art. G, Sec. 9-1300): Resource Conservation (RC) requires 3 acres; Residential Agricultural (RA) requires 20,000 square feet with public water, or 30,000 square feet with septic/well; Residential Low Density (RLD) requires 14,500 square feet; Residential Medium Density (RMD) and Residential High Density (RHD) both use a 10,000 square foot standard subdivision lot size, though their maximum densities differ (RMD up to 6 dwelling units per gross acre district-wide, RHD up to 16); Office & Institutional (O&I) requires 10,000 square feet; Research Light Industrial (RLI) requires 20,000 square feet; and Heavy Industrial (HI) requires more than 1 acre. Form-based districts (Town Center Residential, Downtown Center-1/2, Residential/Commercial/Employment Mixed-Use, Planned Unit Development) do not use this table at all; their standards are in separate appendices. This pack's numeric table was read from a 2019 amending ordinance (PZ-19-03); a verification pass this session checked every LDO amendment through 2026 that could be located and found none that changed these numbers, though one amendment's own exhibit could not be independently located to confirm this with full certainty (see the pack's Judgment Flags). Confirm your district with the Town's FVGIS webmap or the Planning Department at 919-552-1429.
