What does it mean if my property has a (CD) zoning suffix?

A (CD) suffix on a zoning code (for example NR(CD) or TC(CD)) means the property is in a Conditional Zoning District, a site-specific rezoning tied to that particular parcel rather than a general district applying uniformly across town. Conditional zoning districts correspond to a general district but may add or modify standards where the general district has insufficient standards to mitigate site-specific impacts, where a project needs flexibility to exceed minimum standards, or where a project delivers a public benefit such as streetscape, parking, greenway, or transit improvements (Art. 3.1.2, as amended by T24-03). Uses allowed are restricted to those permitted in the corresponding general district, established individually at the request of all property owners under the Art. 11.4 procedure, and the Town Board may modify Zoning or Subdivision Ordinance standards for the case provided the spirit of the regulations is maintained (Art. 11.4.7(k)).
