As an example, SF-2 needs 25 feet from the street, 20 feet rear (22 feet if rear-entry), and 7.5 feet side (20 feet on a corner), while C-1's front, side and rear yards are all governed by a footnote: none required for buildings that already existed when the ordinance passed, 10 feet for new construction. Multi-family (MF) has base figures in the Sec. 21 chart, 25 feet front and 20 feet rear; Secs. 23.2 through 23.4 layer adjacency-based setbacks on top of these that grow substantially when MF sits next to a single-family or townhome district. PD properties follow the adopting PD ordinance, and DOD or CC/O overlay parcels can carry additional standards on top of the base district.
