What setbacks apply to this property?

Setbacks come from the dimensional table for your district group: Table 3-2-3-A for single-family and agricultural districts, Table 3-2-5 for multi-family districts, Table 3-3-7 for commercial districts, and Sec. 3-4-3 for industrial districts. As an example, a standard R1-6 lot needs 10 feet from the front, 5 feet per side (15 feet total, reducible to 10 feet with extra subdivision design elements), 10 feet street side, and 20 feet rear, while C-2 needs 30 feet from the front with no fixed side or rear minimum in the base table. Commercial buildings adjacent to a residential use or district carry an additional setback tied to building height (Sec. 3-3-7-B-6-c), and buildings over 30 feet generally add 1 foot of setback per foot of extra height. PAD properties use the setbacks in their own adopted development plan, not this base table (Sec. 3-5-4).
