What setbacks apply to this property?

Setbacks are set district by district in the Area Regulations subsection of each district's own section (for example Sec. 15.4 for R1, Sec. 29.4 for GR). As an example, R1 requires a 40-foot front yard, a side yard equal to 10 percent of lot width up to 30 feet, and a 20-foot rear yard, while GR requires a 25-foot front yard and a 15-foot side/rear yard that grows if the lot backs up to a residential district. The legacy SF-20 through SF-6 districts, still governing older platted subdivisions, use smaller setbacks that shrink as lot size decreases. Corner lots, future rights-of-way, and PD or overlay conditions can all change these numbers (Sec. 43.1 through 43.3).
