What setbacks apply?

Setbacks are in the Article III dimensional standards for the zoning district. Street class, local street status, alley or private easement frontage, pedestrian oriented street status, residential adjacency, and PD conditions can change a site layout. This pack covers incorporated Fate city limits only. Article I, Section 36-1.4 applies the UDO to land inside the corporate boundaries and applies ETJ provisions only to subdivision and development authority. Texas cities may not zone ETJ land under current Texas law, and Texas counties do not provide general zoning. ETJ and unincorporated Rockwall County parcels are out of scope for zoning answers.
