What setbacks apply to this property?

Setbacks come from the dimensional charts once you know the district. Single-family setbacks are in Table 11.03.061A (for example SR: front 30 feet, interior side 12, street side 20, rear 25; SU: 25/10/15/20), townhome and apartment setbacks in Table 11.03.061B, and nonresidential and mixed use setbacks in Table 11.03.091 (for example NB and GB: front 25 feet, interior side 12, rear 5 to a property line and 25 to street right-of-way, plus 30 feet from an ES, SR, or SU boundary). Two common overrides: on platted lots in established neighborhoods the recorded plat setbacks control (Sec. 11.03.033), and PD or CO ordinances can change the numbers. Eaves, chimneys, and open porches get limited encroachments under Secs. 11.03.121 through 11.03.123. Confirm the district and any overlay with the Planning Division before relying on a chart row.
