What setbacks apply to this property?

Setbacks come from the dimensional charts in Article 4: Table 4.1-1 for rural and residential districts, Table 4.1-2 for mixed-use districts, and Table 4.1-3 for nonresidential and other districts. As an example, R1-6 requires a 12-foot front setback (20 feet for a front-loaded garage), 0 feet with a 10-foot aggregate on the sides, and 20 feet rear, while C-2 requires 20 feet from the street and up to 50 feet on the side or rear where adjacent to a residential district. Several nonresidential districts (C-1, C-2, C-3) have no separate minimum listed for side and rear setbacks that are not adjacent to a residential district; the ordinance's own table leaves that cell blank. BP instead uses a single merged setback cell: 25 feet from the peripheral property line, or 50 feet adjacent to a residential district. PAD, PC, and other obsolete-district parcels use their own adopting ordinance or Appendix B standards instead of these tables. Confirm the applicable district and any PAD conditions with Planning and Zoning at 623-349-6200 before acting. This pack covers incorporated Buckeye only.
