What are the basic shed or detached garage rules in Rochester?
Section 2102 controls accessory buildings. Detached accessory buildings in one-family districts must meet location and setback rules. The base height limit is 13 feet; for every additional 20 feet of rear and side-yard setback, height may increase by 2 feet, but the accessory building may never exceed 24 feet. It cannot be designed, built, modified, or used as a separate independent housekeeping or living unit. The section also limits total number and coverage of detached accessory structures, so review the full section before building.
