What is the minimum lot size to build a house in Novi?
By district (Sections 3.1.1.D through 3.1.5.D):
| District | Minimum lot area | Minimum width | | --- | --- | --- | | RA | 1 acre | 150 ft | | R-1 | 21,780 sq ft | 120 ft | | R-2 | 18,000 sq ft | 110 ft | | R-3 | 12,000 sq ft | 90 ft | | R-4 | 10,000 sq ft | 80 ft |
Every one-family district also requires at least 1,000 square feet of dwelling floor area.
An undersized lot is not automatically unbuildable: any lot existing and of record on December 12, 2016 may be used for a permitted principal use even if it fails the area and width minimums, provided every other requirement is met and only one dwelling occupies the lot (Section 3.35.4). Lot width is measured at the front setback line, and behind the setback line the lot may not narrow below 90 percent of the required width, a rule aimed at flag lots (Section 3.6.2.A). Cluster, RUD, and open space options can also produce smaller lots inside approved developments (Sections 3.28 through 3.30).
