What is the minimum lot size to build a house in Canton Township?
By district (Section 26.02):
- RA: 40 acres (one dwelling per lot), 600 feet wide
- RR: 5 acres, 250 feet wide
- RE: 2 acres, 250 feet wide
- R-1: 1 acre net, 150 feet wide
- R-2: 20,000 square feet, 100 feet wide
- R-3: 12,750 square feet, 85 feet wide
- R-4 and R-5: 8,400 square feet, 70 feet wide
- WC: 5 acres per dwelling, and the house itself is a special land use
Every residential lot needs at least 120 feet of depth, and depth may not exceed 3 to 4 times the width depending on district (Section 26.02, footnote b). Any development with less than 20,000 square feet of lot per unit must connect to public sewer and water (Section 11.03.A).
Minimum house sizes scale too: from 1,300 square feet (with basement) in R-4/R-5 up to 1,800 square feet in R-1 and the rural districts, with a 200 square foot premium for houses without basements (Section 26.02).
An existing nonconforming lot of record can still be built on if the project meets setbacks and can be developed reasonably (Section 3.05.A), but contiguous undersized lots in common ownership merge unless the Planning Commission grants a waiver for serviced platted lots (Section 3.05.C). Verify sewer availability with the township before pricing land.
