Is there a maximum lot coverage in Ferndale?

No. Ferndale sets no maximum lot coverage in R-1 and R-2. Instead, the code works from the other direction with a minimum greenspace requirement (Sections 2.06, 2.08):

  • At least 25 percent of the lot must be green space.
  • At least 50 percent of the front yard must be landscaped green space.
  • At least 50 percent of the combined side yards must be landscaped green space.
  • Permeable pavers do not count toward any of these minimums.

The practical effect resembles a coverage cap. Buildings, driveways, and patios can occupy at most 75 percent of the lot, and the front and side yard rules push the required green space toward the street and lot lines rather than letting it all hide in back.

Note the paver rule. Some cities credit permeable pavement toward open space; Ferndale does not. A paver patio counts against your greenspace the same as concrete. Confirm calculations with the city at 248-336-4370.
