Is Fuquay-Varina about to adopt a new zoning ordinance that would change these rules?
Not as a wholesale rewrite. The Land Development Ordinance (LDO), adopted in 2016, remains the version in force, and the Town updates it periodically through numbered Clean-Up Text Amendments (CTAs) rather than a ground-up rewrite. The most recent substantive amendment identified during this review, Amendment #26 (CTA-2024-01, adopted 2024), made targeted changes: it removed obsolete Town Center Plan references, adjusted the use table for a few specific uses (nightclub size limits, contractor storage, mining/quarry categories), consolidated buffer-and-landscaping cross-references to avoid conflicting standards, clarified that Accessory Dwelling Units may be rented separately from the principal structure, allowed Storage Facilities in the General Commercial district (without outdoor storage), and clarified lot-width measurement in Article G. None of the changes reviewed in this pack touched the core residential and industrial dimensional table's numeric values. If you are relying on this pack for a decision with a long lead time, check the Town's Document Downloads page or call the Planning Department at 919-552-1429 for the current amendment status before proceeding.
