How tall can I build in Surprise?
Height limits are set in the dimensional chart for each base district in LDO Chapter 106. Confirmed live this session: RR caps out at 40 feet (Table 106-2b); R-1 is 35 feet across all lot categories (Table 106-2c); R-2 is 35 feet across all lot categories (Table 106-2d); R-3 multifamily ranges 45-60 feet by net density, and R-3 townhouses are 45 feet (Tables 106-2e, 106-2f); commercial districts range from 30 feet (C-O) to 45 feet (C-3), reduced to 30 feet at the setback line when adjacent to RR/R-1/R-2 zoning (Table 106-6a); employment districts range from 40 feet (I-1, I-3) to 85 feet (I-2). The Surprise Heritage District's own tables cap the Residential Overlay at 30 feet for attached/detached homes and 35 feet for multifamily, and the Commercial Overlay at 45 feet (35 feet for uses other than mixed-use, multifamily, or assembly). If the parcel is zoned PAD, its own PAD document controls height instead of the base-district chart.
