How tall can I build?
Most residential districts in Table 07.01 are capped at 36 ft, with SF-7 at 32 ft, ZL-5 at 30 ft, and 2F at 32 ft. MF-14 is 36 ft. Non-residential height is 36 ft for RO, NS, and GR and 60 ft for C, HC, LI, and HI, subject to table notes, overlays, and SUP conditions. This pack covers incorporated Rockwall city limits only. The UDC states zoning applies within the corporate limits and lands subject to zoning jurisdiction as conferred by state law, but Texas cities may not zone ETJ land under current Texas law and Texas counties do not provide general zoning. ETJ and unincorporated Rockwall County parcels are out of scope for this draft.
