How tall can I build?

Most residential and commercial districts cap building height at 35 feet, including RE, RS-1 through RS-3, RM-5 through RM-15, most commercial districts (P, CG, CS), GU, OSR, and I. Exceptions on the shorter side: CN is capped at 25 feet and RMH at 25 feet. On the taller side: CH allows 50 feet and U allows 50 feet (except transmission/broadcast towers). Several districts drop to one story within the ROI (Residential, Office, Institutional) conversion area between Airoso Boulevard and US Highway 1, per the City's Land Use Conversion Manual. Within a PUD over 5 acres, residential height may reach 75 feet (any structure over 35 feet must then set back from the PUD boundary by 100 percent of its height), and commercial/office/institutional uses within a PUD in the Community Redevelopment Area may reach 120 feet or 10 stories. MPUD height is set by the project's own regulation book. Start by confirming your zoning district and any conversion-area or PUD/MPUD status with the Planning and Zoning Department at 772-871-5212.
