How tall can I build?

Height caps are set in each district's dimensional standards table. Most single-family districts (R-E, R-1A, R-1B, R-1C, R-1Z, R-MH-adjacent categories) cap residential buildings at two stories or 35 feet; R-2 caps at two stories or 30 feet; R-MF allows up to 8 stories or 100 feet. Business districts range from two stories/30 feet in B-1 up to 100 feet in B-2, B-3, and C-1 (with a rule that no building within 100 feet of a single-family dwelling in B-2 or B-3 may exceed two stories or 35 feet). PO uses a setback-increase formula rather than a flat cap. Planned districts (PUD, PD-SL, MXD, PCD, PID, HD) set height in the project's approved plan rather than a citywide table. The 2023 Florida Live Local Act can also allow additional height for qualifying affordable multifamily or mixed-use residential projects on Commercial, Industrial, or Mixed-Use zoned land, under the formula in LDC 155.314(D)(5) or the state statute directly.
